If you live on Bayshore, Cherry, or Coffee Pot Boulevard, your eastern edge is 4th Street North, and that edge is being rebuilt one shuttered lease at a time. A donut chain from Texas is moving into a closed Starbucks. A North Carolina burger chain bought a Boston Market for $2.6 million. Chipotle is taking Krispy Kreme. J.Crew Factory is opening in a bay that sat empty since 2018. The corridor you drive every day for milk and gas is quietly becoming a different corridor.
The interesting part is not the openings themselves. It is what they say, together, about who thinks Allendale's edge is worth their real estate dollars in 2026, and what has stayed exactly the same while all of this has moved.
The Swap List, Address By Address
Every one of these is a national or regional operator moving into a footprint that a previous operator gave up. Reading them as a group is more useful than reading any one of them alone.

Eight swaps inside two miles. Six of them are national chains. One is a Sarasota-tested farm-to-table brand on its second St. Pete location. One is a chef-owned neighborhood tavern. That mix is the story.
Why It All Happened After Whole Foods
The anchor came first. Whole Foods opened at 201 38th Avenue North on Feb. 28, 2024, more than two years after news of the store first started swirling, in a 40,100-square-foot space just off 4th Street. The store sits opposite Northeast Park Shopping Center, and its arrival dropped a national-caliber grocery into a stretch that already had two Publix locations, along with Trader Joe's, The Fresh Market, Rollin' Oats, and the upcoming Wild Fork Foods.
Grocery density is what national retailers underwrite against. Once a Whole Foods signs a lease, the leasing conversations at every nearby center get easier. J.Crew Factory choosing Northeast Park Shopping Center for its first-ever St. Pete store, across the street from Whole Foods, is not a coincidence. Neither is Naked Farmer picking a slot a mile south, or Shipley targeting the same corridor for its debut. They are all reading the same customer count.
For Allendale residents, that means the retail on your edge is now being priced and stocked for the same shopper that Tampa's Hyde Park or Clearwater's Countryside gets. Whether that is welcome or annoying depends on how long you have lived here. It is not a debate about whether it will keep happening.
Northeast Park Shopping Center Has Not Moved
While the national names are rearranging themselves across 4th Street, the actual daily hub for Allendale households has been remarkably stable. The Publix at Northeast Park Shopping Center at 200 37th Ave N has been there long enough that neighbors trade memories of when the CVS was still an Eckerd. The center's mix reads as a checklist of routine errands rather than a lifestyle destination:
- Publix (grocery)
- CVS (pharmacy)
- Office Depot
- Crunch Fitness (in the old Play It Again Sports adjacency, before J.Crew arrives)
- CALI - St. Pete, Fortunatos Italian Pizzeria Northeast, Pacific Counter - Northeast St. Pete, Asian Wok, City's Bistro, Chopstick Express, Jay Luigi
- El Cap Restaurant across the street at 3500 4th St N, still a benchmark for what a pre-Whole-Foods 4th Street looked like
The one visible change on this side of the street is the arrival of Climate First Bank in an all-glass building next to Publix, Crunch Fitness, and directly across the street from the new Whole Foods. Everything else you use for the school-night grocery run is where it was.
That contrast is the point. The corridor's new tenants are optimized for the person driving up from downtown. The center you actually use is still optimized for the person walking over from 30th Avenue.
One Chef, Not A Chain
The exception in the swap list is worth reading on its own. Sunshine City Tavern replaces Oaks on 4th at 4351 4th Street North, run by Ted Dorsey, one of Tampa Bay's most celebrated chefs, with fellow restaurant industry veteran Teddy Skiadiotis. Dorsey's résumé includes Sonata, The Mill, Ciro's, Boca, and Copperfish.
The location itself carries a specific culinary lineage. Before Oaks on 4th, the space held Fred Fleming's Famous Bar-B-Que, Luckie B's Bar-B-Que, and Quickies Scratch BBQ. That is three separate barbecue tenants at the same address, and Dorsey has signaled a fair amount of barbeque on the menu without becoming a smokehouse, with a focus on flavor more so than presentation.
Read against Shipley, Chipotle, Cook Out, and J.Crew Factory, Sunshine City Tavern is the counterweight. It is the piece of the corridor rewrite that is still local money and local risk.
Eight leases changed hands on this two-mile edge. One of them is a St. Pete chef betting on a room that has failed three barbecue tenants. The other seven are national or multi-state operators. That ratio is the corridor now.
Reading The Corridor From Your Front Door
Two neighborhood parks bookend the walk. Allendale Park is a favorite for picnics, jogging, and dog-walking under its oak trees, and nearby Crescent Lake Park offers views of the lake with a walking path and playground. If you draw a line between the two, you cross most of the swap list.
A practical way to think about it, if you have lived on the block for a decade:
- The Northeast Park Shopping Center Publix is unchanged. Save it for weekly stock-up.
- Whole Foods is for the specialty pull. Its assortment includes Mother Kombucha, Green Bench Brewing Co., Escape Brewing Co., 3 Sons Brewing Co., Gelato Fino, and Momma's Baked Goods, so buying local no longer means driving to the maker.
- Naked Farmer at 2631 4th St N and Sunshine City Tavern at 4351 open up mid-corridor dining that Oaks on 4th and EVOS did not deliver.
- The far-north end of the corridor, from Chipotle at 9100 to Cook Out at 9595, is now unambiguously fast-casual for a car-based customer, not a walking one.
None of that changes the character of the interior of Allendale, which the Allendale Neighborhood Association, in a history it credits largely to Cade B. Allen, describes as known for its giant oak trees and large estate homes. The interior stays quiet. The edge is doing the changing.
What To Watch Next
Three dates worth putting on the calendar this year:
- October 31 — J.Crew Factory opens at Northeast Park Shopping Center. First test of whether apparel foot traffic sticks on the north side of 38th.
- November — Naked Farmer's second St. Pete location opens at 2631 4th St N.
- Fall — Cheesesteak Company opens at 6835 4th St N.
And one background item: the corridor's larger context. Forward Pinellas projects the county will have more than 63,000 new people and more than 49,000 new jobs by 2040. Whichever share of that lands north of downtown will pass through 4th Street to get anywhere else.
